Free initial meeting to discuss the proposals.
Before any works begin we have an initial discussion review the proposals. Typically this takes around half an hour and we discuss your initial thoughts along with the feasibility of the proposal.
The meeting is usually conducted at the property at a time to suit your busy schedule however it can also take place via teams, telephone or via email.
Planning appraisals
Most projects require planning approval which can be achieved via a planning application or a certificate of proposed lawful development. We work with you to advise on the best and most cost effective method to achieve approval for your proposal.
Architectural Design
Once your requirements and the constraints of the site have been established, a brief is created to describe the proposed works.
A set of initial schemes are produced based on the design brief. These are then discussed and refined to produce a final scheme suitable for submission for planning.
Planning applications
We prepare and submit your application to the planning department of the local authority and act as your agent through the decision process, dealing with any queries raised by the planners and keeping you up to date with the process.
Building regulations & detailed design
A detailed design is prepared for submission to building control for their approval. During the preparation we will liaise with other consultants such as a structural engineer, obtaining a price for their input and working with them to produce a design that is suitable for a contractor to provide a price and construct on site.
During the application process we act as your agent, working with building control to achieve an approval for your works.
We prepare sketches and drawings for use with other professionals to include party wall surveyors, local water companies for buildover agreements and kitchen companies / interior designers.
On site works
We work with the contractors on site to answer any queries or questions, deal with any issues uncovered by the works and feed information back to you.
Written price
Following our initial meeting we will provide you with a full written price for our involvement based on each stage allowing you the flexibility to stop and start works at any time.
